Responsibilities

  • To take responsible on the security operations and overall security activities in the Company.
  • To conduct regular patrolling in the building and its surrounding areas to ensure the safety and security of shoppers and Company’s properties.
  • To ensure crime prevention with appropriate measures are being carried out to achieve maximum effectiveness and efficiency.
  • To prepare the daily report, incident report, defect report, etc.

 

Requirements

  • Malaysian citizen
  • Minimum SPM qualification or its equivalent
  • Minimum 2 years’ experience in the security field
  • Ex police officers/Malaysia Armed Forces will have an added advantage
  • Disciplined with no criminal record
  • Possess a valid driving license
  • Able to communicate in Bahasa Malaysia and English
  • Willing to work on shifts and overtime

 

Physical Requirements

  • Minimum heights to 163cm
  • Minimum weight of 50kg
  • Normal color vision
  • Physically fit with no disabilities

Responsibilities

  • To attend to walk-in and telephone enquiries for retail outlets.
  • To do prospecting for new and interesting retail concepts to improve tenant mix.
  • To identify suitable prospective tenants and make recommendations for vacant lots and replacement for existing tenants.
  • To conduct market research on shopping complexes in order to keep abreast with retail property developments in the market.
  • To develop and maintain good rapport with tenants and attend to tenants’ complaints / problem on lease issues.

Responsibilities:

 

  • To lead the Building Services Team.
  • Oversee, Pumps, Plumbing, Gas, Lift and Escalator system and equipment within the assigned site to ensure that they are all in good and proper working order.
  • To lead a technical team meter and hands-on in trouble shooting mechanical system and provide recommendation and solution.
  • To process tenant’s water meter application and energize of water supply with proper procedure and records
  • Supervise M & E Service contractors and certify service chits with remarks on their performance where appropriate.
  • Daily check and inspect ACMV system, Pumps, Plumbing system, Lifts and Escalators system for irregularities and replace/repair where necessary.
  • Daily attend to all Mechanical services complaints received from Tenant/Management.
  • Whenever necessary, call in Service Contractor to attend to any problems relating to M & E services.
  • Ensure all stock for replacement are sufficient, in proper control and recoded.
  • Report immediately to Management on any irregularities of mechanical services, with recommendation for remedial works and recommend competent and reasonable contractors for management consideration.
  • Liaise closely with the Chargeman, other section head/staff between Building Services Department and other site maintenance staff for smooth functioning of Building Services Department.
  • Monitor all mechanical service contractors and recommend to management whether to extend or terminate upon expiry based on their performance.
  • Attend to all M & E Emergencies when called upon.
  • Monitor all licensed, statutory requirement, tests, etc. to ensure full compliance with regards to all M&E services.
  • Monitor and keep proper report on monthly water consumption, and report to management on any major fluctuation together with probable causes and remedy.
  • Carry out Maintenance objectives and policies as laid down by Management from time to time.
  • Assist Management on all other job functions as and when called upon from time to time.

 

Job Requirements:

  • Must possess at least Degree / Masters in Engineering (Mechanical/Electrical/Electromechanical) or equivalent.
  • At least 8 year(s) of working experience in the related field is required for this position.
  • Possess registered Gas Ob with JBEG is an added advantage.
  • Excellent communication (written and oral) and interpersonal skills
  • Ability to be flexible and work analytically in a problem – solving environment.
  • Knowledge of technical standard operation procedures, system and processes.
  • Well verse with ACMV, Pumps, Plumbing, Gas, Lift and Escalator.

  • To record enquiries on shop space availability and redirect enquiries to Leasing Executive for further actions.
